La Torreta

La Torreta, designed by the architecture team at Taller 11, aims to renovate an industrial building in Igualada and transform it into a cooperative housing development with 12 units. La Dinamo Fundació is managing the promotion, and at Lacol we are supporting the project through construction management services, helping the developer with delegated tasks and improving the management of the building process. .

In the case of La Torreta, the project involves a change of use, converting an industrial building into a residential one. During the drafting of the basic project, extensive site and construction work was anticipated in order to clarify uncertainties and avoid budget deviations during execution. Through a series of probes, demolitions, and tests on the existing building, the structural calculations could be made with precision and validated by the relevant technical authorities.

Moreover, the financial feasibility of the development depends on securing Next Generation funding, which imposes a strict timeframe for construction. For this reason, it has been essential to prioritise the planning process in close coordination with the construction company, ensuring intermediate milestones throughout the project.
